A DAY IN THE LIFE AS A DIRECTOR OF PROPERTY SERVICES

HomeRiver Group is looking to hire a full-time Director of Property Services (In-house Maintenance). As our Director of Property Services you will be responsible for In-house Maintenance field operations including 7 Divisions with large staff consisting of more than 50 Service Managers, Coordinators and Technicians and responsibilities for the KPI Scorecard. The ideal candidate will Facilitate and manage the relationship between In-house maintenance and owner or Property Manager for complaint resolution and owner related expectations. You will oversee the hiring, developing, disciplinary actions and firing of Property Services Manager and Staff when needed. You will be in charge of compliance with all clock-in/Clock-out policy including technician tracking. You will ensure proper technician staffing levels, uniform brand compliance, fleet management, preventative/annual inspection programs and handle issues/concerns from Property Managers/Owners. Lastly, you will have Financial responsibility for property services to ensure staff members are hitting proper margin goals while maintaining market-based pricing and budgeted P&L.

QUALIFICATIONS FOR A DIRECTOR OF PROPERTY SERVICES

  • 7+ year(s) in Maintenance or Construction management
  • 3+ year(s) supervising a large team
  • Bachelor's degree preferred (Real Estate, Constructions, Accounting, or Business)
  • Must have a valid driver's license and provide proof of personal insurance.
  • Must have strong interpersonal skills and drive to provide superior customer service to all parties
  • Self-starter attitude and ability to prioritize, handle multiple assignments, exercise judgment, and take ownership of projects in the absence of direct supervision
  • Team player with strong work ethic, pro-active orientation, who can anticipate needs, is assertive, and highly accountable, with a mature and positive attitude
