HomeRiver Group is searching for a full-time Maintenance Manager. As our Institutional Maintenance Manager you will be responsible for the turnover process and the work order completion process. Working closely with the Leasing Managers and Occupied Property Manager. You will be in charge of limiting expenses, improving resident retention, adhering to timelines and performance KPIs. You must have advanced knowledge in property maintenance and maintenance operations, and effectively manage their team and processes. You will perform the following tasks on a daily basis: maintain knowledge of national, market level labor and material pricing. Closely evaluates repair and replacement options and offers cost-efficient solutions. Examine vendor bids and actively work to hold vendors and contractors accountable. Review turn and work order timelines and KPIs and take actions to improve property performance. Work closely with the leasing team on product quality and timeline expectations. Effectively manages the Vacancy and Turn Coordinators, provides support to the Field Inspectors. Have an owner's mentality, work directly to limit costs, improve customer service, and maintain the asset. Lastly, ensure compliance with quality standards for both turns and works orders


  • High school diploma or equivalency
  • 10+ year(s) of experience in Operations, maintenance for large multi-family, commercial or construction/repair experience, or Construction Management of 12 years equivalent work experience as a residential construction superintendent for production or large-scale custom home building operation.
  • 5+ year(s) supervising a large-team, advanced leadership, and organization skills
  • Ability to create a detailed Take off and Estimate, in tune with current labor rates in given MSA
  • High level of comfort and skill with technology applications
  • Must have a valid driver's license and provide proof of personal insurance
  • Must have strong interpersonal skills and drive to provide superior customer service to all parties
  • Self-starter attitude and ability to prioritize, handle multiple assignments, exercise judgment, and take ownership of projects in the absence of direct supervision
  • Team player with strong work ethic, pro-active orientation, who can anticipate needs, is assertive, and highly accountable, with a mature and positive attitude
